Part III - The Seller's Process
The Listing Process
To list your home on the market and obtain a
final contract, these are the things we will need to do:
Listing Agreement
The listing agreement is signed by all
parties and taken to the office. It is then entered into the Multiple
Listing Service (MLS) and showing instructions are sent to Central
Showing Systems (CSS).
- MLS: The on-line
database of all homes listed with a Realtor in the Dallas/Fort Worth
Metroplex that agents search to find homes to show to potential
buyer.
- CSS: Service used by
agents in the Dallas/Fort Worth Metroplex to make
appointments to show homes.
Signs and Keybox
A sign and keybox are placed in your yard
and property.
- An electronic keybox
will be placed on your property with the key to your home locked
inside. A licensed agent who is a member of the Multiple Listing
Service only has access. The keybox also tracks the date, time, and
name of the agent who showed your home.
Graphics
Home information sheets are prepared and
delivered to your home with general information, such as number of
bedrooms and baths, room sizes, square footage, a list of amenities, and
photos of your home.Showings
CSS will call on my behalf to set up
showings of your home. The service will call you and give you notice
of which broker is showing your home and in what time frame they will
be showing it.
Communications
Agents who have shown your home will be
contacted to receive any feedback from their clients. You will be
updated with any information given..
Open Houses
Open houses will be held per your
request.
Presentation of Offers and Negotiation
of Sale
All offers made on your property will
be presented to you. If you are interested in any of the offers, I
will help you negotiate the offer into a final contract.
Contract to Closing
A realtor will assist you every step of
the way from contract to closing to make the sale
of your house go smoothly.
